Searching for your dream home

Conveyancing & Solicitors
You and the vendor will need to hire a solicitor to handle the purchase and sale once an offer has been approved. All legal requirements for the sale, such as land registries and stamp taxes, will be satisfied by the solicitor.
Survey
Your lender will want to do a survey if you’re buying with a mortgage. If you’re buying with cash, we recommend scheduling a property inspection, so you know everything there is to know about the home you’re buying.
Stamp Duty
The tax that a buyer must pay to the HMRC is known as Stamp Duty Land Tax. Even though your solicitors will most likely handle this for you and transmit the payment on your behalf, you should be aware of the amount you will have to pay before completing the transaction. Exchange of Contracts
Your lawyers will agree on a completion date and contracts will be exchanged once both parties’ solicitors are satisfied with the survey results, all inquiries have been suitably answered, and a formal mortgage has been issued.
Completion
Your mortgage lender will now send the funds to your solicitor, who will then send them to the vendor’s lawyers. Your solicitor receives the property’s title deeds, and you are now the legal owner of the property. You may now pick up the keys from the vendor’s agent and move into your new home!”
